Lease Term
The lease terms are designed around the academic calendar. We offer rental contracts for the academic school year, semester and summer sessions. Preference is given to students requesting a lease for the academic school year.

Summer 2011: May 20, 2011 - August 12, 2011 

2011-2012 Academic Year: August 15, 2011 - May 17, 2012. 

Fall 2011: August 15, 2011 - December 21, 2011.

Spring 2012: January 4, 2012 - May 16, 2012.

Summer 2012: May 18, 2012 - August 13, 2012.

Due to limited space, we confirm reservation requests on a first-come, first-served basis, giving priority to applicants who are graduate and upper division students interested in renting for the academic school year (August - May). There are a limited number of rooms available for the fall and spring terms. All serious applicants are interviewed in person. Those not yet on Oahu are interviewed by telephone.  Rental terms may be extended. University Manor is open year round.

Rates

Our long-term rates for our private furnished rooms are based on their size and location and range from $610 - $715 per month. Summer only and short-term semester rates are higher.  Rent is payable monthly on the first day of the month.  Rent for periods less than one month is prorated. 

Rent also includes:

• water,

• gas,

• electricity,

• secured private mailbox,

• grounds maintenance,

• wireless internet, and

• housekeeping services for the common areas.
  

Each room has a closet and is furnished, including:

• twin bed
• desk
• chest of drawers
• bookshelf
• compact refrigerator
• storage cart or shelf
• mirror
• chair
• stool
• wastebasket
• curtains
• telephone jack

We recommend that residents bring or buy a fan, desk lamp, and flashlight for emergencies.  Residents supply their own linens, including mattress liner, sheets, pillow case, blanket or  comforter, and towels as well as dishes, cookware, and utensils.

Air conditioners, an extra refrigerator and/or any other unauthorized electric appliances are not allowed.
 
Residents who want parking, telephone, or TV cable may arrange for these services at their cost. We do not offer a meal plan, so residents provide their own meals.
